Don't Be Misled

I will never tell you what I think you want to hear.

I will not try to convince you that your house is worth more than it really is for the sake of getting your listing.  This is an issue that you need to pay very close attention to if you’re thinking of selling your house. Regardless of what any REALTOR may tell you, your house will sell for what it is worth.  What is it worth? Not a penny more than what a buyer is willing to pay you for the house today.

Your lovely home may very well be worth less than what your town tax assessor says it's worth.   In the current market, it probably isn't worth what it was worth 6 months ago.  And it's not worth what your mathematician brother-in-law says it's worth ... unless he's ready to buy the house!

How will you know how to Price your house?  By hiring a REALTOR that you can trust to do an extensive, all-inclusive Comparative Market Analysis in order to develop a Comprehensive Pricing Strategy.

BEWARE of REALTORS' exaggerated estimates of what you can sell your house for, only to be told a month after it’s listed (and with 5 months left on your listing contract) that you need to lower the price because “things just aren’t selling”, or “there’s a lot of inventory around” That is nothing short of B.S., and a very deceitful way of dealing with clients.
